  • How fast can you close the purchase/sale of my house?

Once we inspect the property, come to an agreement on price, and sign a purchase contract, we can close after we receive the title commitment from the Title Company.  This usually takes a week to ten days from the time of signing the contract.  Typically, we would prefer to close in about 30 days from the date the contract is signed.  Depending on the situation and urgency, we have the ability to close faster.

  • Who is responsible for closing costs?

Our offer to you will include us paying all the closing costs associated with the sale and transferring the title from you to us.  In most cases, you will only be responsible for paying off any mortgages or liens against the property, plus any delinquent or prorated property taxes up to the date of closing.  You will not need to bring any cash to closing because these payments will be reduced from your proceeds by the Title Company, and you will receive net the remaining balance at closing.

  • How fast do I need to move?

If you are currently occupying the property, we usually will give you 7 days from the date of the closing to vacate.  If additional time is needed, we will work with you on a case by case basis.  We want to make it convenient for you.

  • Do you buy houses that are in a pending foreclosure?

Yes.  We have bought numerous houses that were in the process of foreclosure, and were able to keep a foreclosure off the seller’s credit.  However, time is of the essence.  We need as much time as we can get to work with the lender, foreclosing attorney, and Title Company to make sure everything is handled properly.  If you are behind in payments or have received a Notice of Foreclosure, please contact us immediately.

  • Do you close the sale at a title company?

We close all our purchases at a Title Company or attorney’s office to make sure everything is handled properly and legally, and the purchase/sale goes smoothly.

  • Do you charge any fees or commissions?

He uses his Broker’s license mainly to access the Houston Multiple Listing Service (MLS) to provide the most up to date comparable market data on listings and sales to determine the value of properties.  Since he is licensed, he also can prepare and review all the paperwork to make sure it complies with the Texas Real Estate Commission requirements.

  • Will you be moving into the house after you buy it?

No.  We strictly buy houses for investment purposes.  Once ready for occupancy, we will either rent it or sell it to a new homeowner.
